Water from rain or melting snow which does not seep into the ground but just runs off across the land is called storm water runoff. To overcome the water crisis, this water is also treated in many places and used for domestic purposes. The flats in Kerala and Assam are also installing rain water harvesting systems to make use of the abundant rain received in these areas.
The storm water needs to be properly treated before domestic use. The media filters used for storm water treatment are generally two chambered with a pretreatment settling basin and a filter bed filled with sand or other absorptive filtering media. In the first chamber the large particles present in the storm water is removed, while the finer particles and other pollutants are removed when the storm water passes through the filtering media in the second chamber. There can be many design variations like the Austin sand filter, Delaware sand filter and multi-chambered treatment train (MCTT).
Storm water media filters have a number of advantages. Compared to other filters they are relatively high pollutant removers for sediment and associated pollutants. They find widespread application with sufficient capture volume. Hence they provide significant control of channel erosion and enlargement due to changes to flow frequency relationships resulting from the increase of impervious cover in a watershed.
Their disadvantages are that they are more expensive to construct. They also require more maintenance depending upon the sizing of the filter bed. They require greater hydraulic head to operate properly. The filter also gets clogged due to the high solid loads. When constructed with vertical concrete walls they can present aesthetic and safety problems.
These filters are best suited for relatively small, impervious watersheds.

2 countries seem to be very attractive for me to buy a retirement property... Australia and New Zealand. Both countries coastal locations have dropped in market prices by almost 30 % to 40%.  New Zealand is definitely a bit cheaper than Australia but both countries have no capital gains tax on the sale of a home... if the owner lives in it.

No New Posts   FHOG, first home owner grant 14k in Australia

Big buzz and it's all over the news. Australian government has doubled it's grant to first home owners from 7k in 2000 to 14k just recently. A whopping 21k will be given to lucky people who would like to buy land and would build one within 1 year from now.

This "policy" is under testing.  Seems like the Australians are not very happy about it though. I've been reading online about what they say and it's interesting the they come up with all sorts of assumptions:

1. 14k first home owner grant will just in case the property prices even more. last time it was given, the value of properties increased up to 32%
2. 14k is given away but you are taxed for it!
3. it's just better to rent, enjoy life than enslave yourself all your life trying to buy a house in sydney
4. Doesn't really help people and if the au govt really wants to help the homeless... it should increase the grant
5. the grant is only offered to people who have salaries less than 80k aud a year...

I'm a new visitor to this forum, and just noticed that you're an Aussie, plus seem to know a bit about real estate in the Phils.

We're planning on moving over in a few years time, and have been looking at real estate. I note you say it's illegal to pre-sell? Just about everything I see on the net is pre-selling stuff.

IS there such a thing as a licensed estate agent in the Phils? We're hearing that there are plenty of scams, which is not surprising (knowing the Phils). How would YOU avoid getting caught?

I'm a US citizen who has married an Aussie.  We would like to buy a house, but aren't sure if I can help us get a loan.  The temp spouse visa lasts 2 years before the government will grant permanent residency.  So I guess my question is, will my income/employment be considered by someone lending us money before I'm a permanent resident?
